Majorly disappointed. Arrived to a filthy caravan which required us to clean it. Beds were like sleeping on a bed of springs and every man and his dog squeezed past our caravan to gain access to the beach. Took the kids on the beech to find shed loads of dog mess as the site allows people to take pets pity they dont like to clear it up after there dogs done its business. Caravan had damp behind the seating area and on inspection the underneath was falling out. Bathroom window didn't open and was screwed shut which lead to toxic fumes circulating the caravan after my husband had finished with his daily routine. Gave the site the benefit of the doubt as two years before hand has visited the site and put us up in a nice caravan which we didn't realize had pets stay there before hand. We were bitten and eaten by loads of fleas. Reported to reception who moved us vans. Hubby forgot something in the van and he had to go back to the flea pit which there answer to flea busting was by setting off a flea bomb. Highly effective.... Not. Will not be going back to this site ever again Over priced vans for a very small glimpse of the sea which is ruined by seeing people bob up and down in front of the caravan window to get to the dog mess beach. Would avoid like the plague if you know whats good for you. This is the only site I found around the area with a vacancy sign outside. I think this tells you all you need to know. If its empty in peak season its defiantly best to avoid.

We usually go to Haven but the beach was always dirty and noisy in the evenings but small price to pay for this place.

Elm beach would be ok if you are age 70 or older but if you have a family it will bore you.

Going back to haven next year its cheaper including the entertainment passes.

Good points :
Very well maintained site
Extremely close to beach

Bad points:
very poorly equipped caravan
Not cleaned properly
Shower leaked
caravan showing its age

I stay at this site 3 or 4 times a year for the past 5 years.

If you want a nice quiet site right next to the beach this is the place to go.

The caravans are clean and well kept and so is the site itself.

If you want a relaxing holiday without all the on site entertainment/bars etc i would reccommend the Elm Beach.

I was extremely disappointed with this caravan park. I will start with the positives because there are so few; the site is right on the beach front in a secluded location and yet is close to local amenities and is only a short drive from Great Yarmouth.

This however does not make up for the fact that the caravan we stayed in was in very poor condition both in terms of fixtures and fittings (some lights did not work, some broken plug sockets etc) and the general cleanliness of the caravan was extremely poor. The staff, who were upon our arrival nice enough, rapidly became rude and obstructive when we put these concerns to them. We were offered an alternative caravan but this too was not clean. Extra cleaning was undertaken on their part, however our concerns were largely brushed aside and we were made to feel most unwelcome and so left early.

This is a personal experience of mine and was one of my worst holidaying experiences in the UK (having had many all over the country)
