Swaleside Park is a caravan holiday-home park on the edge of the Yorkshire Dales (“Herriot Country”) alongside the river Swale and at the entrance to the pretty village of Topcliffe, in a peaceful and idyllic location for those who want to ‘Get away from it all’.. a perfect solution.

We are a family run business with parks in the heart of North Yorkshire and Scotland, offering residential and holiday home accommodation. Our parks are set in truly beautiful locations, in rolling countryside, with picturesque villages, quaint pubs and coastal walks.

Swaleside offers a tranquil haven in lovely surroundings and is ideal for those without family ties to enjoy rest and relaxation. Set on the banks of the River Swale we can offer residents unlimited access to some excellent course fishing on our private river frontage, take a walk in our 2½ acre wood and beyond in to the Hambleton Hills or a 2 minute stroll up the road into the village of Topcliffe. Situated in the Vale of York it has the beautiful North York Moors to the east and the picturesque Yorkshire Dales to the west.
Topcliffe has a long and interesting history, being mentioned in the Domesday book and with indications of a settlement in the area dating back to Neolithic times.

Swaleside operates on a 11 month license for holiday use. The park is set in 11.5 acres and has a licence for 87 Holiday Homes all of which are owner occupied and the site is maintained to the highest standards. The previous owners of Swaleside were keen to see that the family principals of running the park were maintained and, in their words, 'they didn't want to sell to just anyone'. We were understandably delighted when York House was chosen as the ideal new operator, as Swaleside fits exactly with our style of holiday parks.

* Fishing . . probably the best stretch of fishing on the River Swale - exclusively for our Park members.

* Country Walks . . The Swale river bank and nature trail is directly accessed from our Park.

* Bird-watching . . We have both resident and migratory birds, with many species of water fowl.

* Photography . . Birds, bats, moths, butterflies or whatever takes your fancy. They’re all here!

A tranquil setting of our riverside Park situated on the edge of a pretty Yorkshire village of Topcliffe.

The famous Crab & Lobster restaurant is nearby, and we have two quaint local pubs serving food and real ale and within walking distance.

The Village Post Office offers small provisions, and is within walking distance of the park.

Dear Mr Brierley,

I am writing to thank you for your welcoming letter following our purchase of a Willerby Avonmore caravan.

We would especially like to say how very pleased and impressed we have been by our initial welcome, and follow up, from Amanda and Andrew on site. The handover was very professional but also, more importantly, very warm and welcoming, right down to flowers a card. Amanda had also left a few knick knacks here and there which made for a homely welcome.

We are now fairly settled in our new second home and love Swaleside and the area. It is very reassuring and pleasing to know we only have to ask if we need anything or any help.

Swaleside Park

Ann and I came to the park on Sunday 8th March to make a start on our caravan so as to be ready to kick off our caravan year on the 13th. After all the storms we have had, we expected the site to be muddy with water everywhere, but were very surprised at how lovely it all looked. The new fishing stations were an added bonus.

Praise due to you both and the site team for all the hard work you have obviously put in to get the park to look as good as it does.

Swaleside is our liitle place of paradise, peace and tranquillity in abundance and a million miles away from the hectic pace of everyday life, with the added benefit of fishing one of the most beautiful picturesque stretches of the river swale you immediately relax in all its surroundings.
Joanne and I feel blessed to be a part of the close community of Swaleside and we love our time there. Roll on retirement...

Swaleside Park

A SPECIAL PLACE!… This is from a person who didn’t want a holiday home – well certainly not in Yorkshire, Tenerife was more on my wish list!

But on a wet, grey Saturday in February 2016, Swaleside Holiday Park knocked a brick out of my wall and I was hooked, much to my husbands amazement as this was his choice.

Since then the Park has evolved in to something very special, one of the main reasons is down to the influence of Amanda & Andres who, together with their team, creat such a pristine finish which is a pleasure to see each and every time we roll through the gate.

The social gatherings are second to none, once again steered by Amanda & Andrew, great friendships made and lots of money raised for deserving charities…what could be better?

We could not imagine being without our van on F9, feet up, glorious surroundings and no grass to mow – it’s all done for us.

Swaleside has made work a little more acceptable by creating such wonderful weekends – can’t wait to retire!

Thanks to Amanda, Andrew & the Team – Swaleside is home-from-home and just can’t get better.

Could I also say that our first year at Swaleside has been wonderful. We have been welcomed and supported by Amanda and Andrew from our first visit in September 2016.

Nothing is too much trouble and they work very hard to ensure the park runs smoothly and always looks inviting. We love escaping there as often as we can.

Hi Phil. Margaret (B9) … Been to Swaleside this week, had a major problem with flies on Monday afternoon just as my sisters had set off to come and stay. Absolutely beside myself rang Amanda. Within 2 mins Andrew was at the door, he spent an hour spraying everywhere hovering up and calming me down. I cannot praise those two enough, I now have confidence going on my own knowing there is someone to help.
Hope you don’t mind me praising Amanda & Andrew.
